The Selling Process from Listing to Closing

Most sellers focus on pricing and forget there is a whole process between the listing photos and the closing check. Understanding the timeline keeps you prepared and relaxed at every stage.

Wiz's tip

Selling and buying at the same time? Michael routinely orchestrates the delicate dance of coordinating your sale closing with your new home closing, so you are never homeless or double-carrying mortgages.

The steps, in order

01

Preparation and pricing

Weeks one to two: the home is prepped, repairs are handled, and the price is set with market data.

02

Listing and marketing

The home goes live with professional photography, a compelling description, and a marketing plan that reaches the right buyers.

03

Showings and offers

Showings, open houses, and offers arrive, and Michael negotiates with your interests as the only consideration.

04

Offer acceptance

You accept an offer, sign the contract, and the buyer deposits earnest money and begins inspections.

05

Inspection and appraisal

The buyer's inspection and the lender's appraisal happen in the first two weeks under contract, and any issues are negotiated.

06

Closing

At closing, title work is completed, payoff amounts are paid, and the deed transfers and funds are released.

Typical timeline at a glance

Preparation usually takes one to three weeks before listing, and the listing phase itself lasts as long as it takes to find the right buyer. From accepted offer to closing, plan on a 30 to 45 day contract period. Florida transactions commonly close in that window when everyone meets deadlines.

What can delay a closing?

The usual suspects: appraisal gaps, inspection surprises, buyer financing problems, and title issues. Michael anticipates each one, communicates constantly, and keeps the transaction moving even when a surprise appears. That is what being updated on the entire process means in practice.
