Get an honest assessment
Before spending a dollar, have Michael walk the home and tell you what to fix, what to leave, and what to focus on.

Fix what buyers will inspect anyway
Roof age, AC condition, water heater, plumbing leaks, and electrical issues will surface at inspection. Handle them proactively.

Depersonalize and declutter
Buyers need to picture their own life in the home, not yours. Remove family photos, collectibles, and excess furniture.

Maximize curb appeal
Mow, edge, trim, plant, and pressure-wash. The front of the home is the first impression and the most photographed angle.

Deep clean every surface
Carpets, tile grout, windows, and kitchen appliances. Clean reads as cared-for, and cared-for homes sell faster.
What repairs should you never skip?
Anything that will fail an inspection or appraise short. That usually means the roof, HVAC, water intrusion, and safety issues. Bigger than that, ask before you renovate: not every improvement returns a dollar for dollar. Michael gives honest advice on where preparation money is best spent for your specific home and market.
Should you be present for showings?
No. Buyers will not open closets, comment honestly, or imagine living there while the owner watches. Vacate for showings and open houses whenever possible, even if it means a few afternoons at the beach.
