How value is set
What determines your home’s value?
No single factor sets your number. It is the blend, and the blend changes from street to street and season to season. Here is the short version, in plain language.
Location
The neighborhood, the street, the view, the commute, the schools. Two nearly identical homes can sell for very different prices a mile apart.
Size and layout
Square footage, bedrooms, baths, and how the floor plan flows. A smart layout adds value, and wasted space caps it.
Condition
The age and state of the roof, AC, and systems, plus deferred maintenance and curb appeal. Buyers pay for move-in ready, not to-do lists.
Upgrades
Kitchen and bath updates, impact windows, new flooring, a new pool. The right upgrades add real value, and the wrong ones can overbuild the street.
Market conditions
How many homes are for sale near you, how fast they sell, current interest rates, and the season. Demand moves the number as much as the house does.
Recent sales
The homes most like yours that actually closed, adjusted for condition, lot, and view. Recent sales are the closest thing to your home’s real market value.

Why an automated estimate isn’t the whole story
Online home estimates are a handy starting point, and they are also blind in the places that matter most. An algorithm built on public records cannot see your kitchen, your roof, your view, or your block, and it cannot tell you why your number moved.
