The barrier island means beach town life: walkable oceanfront, estate corridors like Palm Beach, Gulf Stream, and Manalapan, and the famous old-guard addresses. The mainland means the same culture ten minutes west: waterway access, country clubs, and village centers, at a lower entry price and with easier commutes. 04 Is Wellington really the equestrian capital, and what does it cost?
Western Wellington is the winter capital of the equestrian world, home to some of the country’s premier show grounds, and the horse-country community around it is established and deep. The trade is a real one: premium pricing on acreage and estate lots, master-planned structure, HOA and CDD fees, and a long drive to the beach. Horses, schools, and space are the draw; proximity is not.
