What Is It Like to Live in Sweetwater, Florida?
Sweetwater is the little city that the University grew next to: a dense grid of duplexes, bungalows, and townhomes wrapped around FIU's main campus, with Flagler Street's Central American commerce running through its heart. The nickname Little Managua is earned, and the city wears it proudly: bakeries, church bells, and family tables on the weekend.
The university is the other main character: FIU's 40,000-plus students, faculty, and events pump life into the streets, the rental market, and the city's future. Tamiami Park, with its fairgrounds and events, sits at the city's edge, and the Palmetto Expressway and SR 836 put downtown, the airport, and the west at hand.
The trade-off is texture: Sweetwater is dense, older, and car-oriented, with a housing stock that rewards renovation and a street life that rewards neighbors. It is not a showplace, and it does not pretend to be; it is a working-city around a great university, and for the right buyer the value is unmatched in Miami-Dade.
