Best School Districts for Relocating Families

Every one of the six counties Michael serves runs an excellent public district. This is his curated order for relocating families, based on program depth, school strength in the communities families ask about most, and home value in each district. Enrollment figures are approximate, from district and NCES data.

Palm Beach County School District

Enrollment: ~189,600 students

Florida's most sought-after magnet lineup: Dreyfoos School of the Arts, Suncoast Community High's magnet cluster, strong IB programs, and consistently excellent schools across Boca Raton and Wellington.

Miami-Dade County Public Schools

Enrollment: ~337,000 students

The third-largest district in the nation with A-rated schools across Coral Gables, Pinecrest, and Doral, plus nationally known magnets like MAST Academy, Design and Architecture Senior High, and Coral Reef Senior High’s IB academy.

Broward County Public Schools

Why School District Matters for Home Buyers

For relocating families, the school question is not one item on the checklist, it is often the deciding factor between two otherwise similar homes. Here is how it plays out in Florida.

Your address is your school district

In most of Florida, the public school your child attends is determined by your home address and the school boundary map, not by which city or town you live in. Two homes a mile apart can feed different schools, which is why Michael verifies boundaries at the property level, not the neighborhood level.

Florida also has school choice

Florida is accurately described as address-based, with important exceptions: many districts offer school choice or open enrollment subject to capacity, plus magnet programs and charter schools. A strong address gets you a strong default; choice options extend it.

Property taxes fund the schools

Florida public schools are funded in large part by local property tax millage, with state funding on top. Homes in highly rated districts support stronger schools, and strong schools support home values, a virtuous cycle worth thousands.

Resale value follows districts

Homes in top-rated school zones consistently hold value better through market cycles and attract the deepest buyer pool. A good school boundary is one of the most durable assets a home can carry, and it costs nothing at closing.

01 How do Florida schools compare to schools in NJ, NY, or CT?

The systems are structured differently: Florida runs county-wide districts with state A to F school grades, while the Northeast leans on town-by-town districts. In practice, relocating families from New Jersey, New York, or Connecticut compare specific schools, not statewide systems, and in Florida the strongest school communities sit in the same places family buyers already gravitate to: Boca Raton, Wellington, Parkland, Coral Springs, Weston, Coral Gables, and Pinecrest. Florida also offers more magnet, charter, and choice variety than most Northeastern states, which adds options a town-only system rarely has.

02 How do I know which school district a home is in?

School assignment follows the home address through each county district’s boundary and address lookup tools. The district changes at property lines, so the answer for a specific home comes from checking its exact address against the current boundary map. Michael confirms school assignments at the property level before you make an offer, and he flags any boundary changes that could matter by the time your child enrolls.

03 Are there private and charter school options?

Yes, extensive. Florida has some of the country’s best-known private schools, including Gulliver Preparatory in Pinecrest, American Heritage in Plantation, Pine Crest in Fort Lauderdale and Boca Raton, Oxbridge Academy in West Palm Beach, and Saint Andrew’s in Boca Raton. Every county also operates charter schools, and the large districts run dedicated magnet programs in the arts, sciences, and international baccalaureate. Choice is real here, but the strongest private schools have waiting lists, so plan early.

04 What about school funding and property taxes?

Florida schools are funded through a combination of local property tax millage, the state's Required Local Effort, and state and federal dollars. That local millage is why homes in high-demand districts tend to support stronger programs, and why those same homes hold value. For homeowners, the Homestead Exemption reduces your taxable assessment, which lowers your bill, not your district's funding; the school funding formula is set by the state regardless of your exemption.
