The Florida buying process runs from your first conversation to the day the deed is recorded, and knowing what comes next takes most of the stress out of it. Here are the steps in the order they actually happen.
Wiz's tip
Put every deadline from the contract in your calendar, including the inspection window. Florida contracts are date-sensitive, and missing a window can cost you your earnest money.
The steps, in order
01
Strategy session
A 15-minute call to map goals, budget, timeline, and the neighborhoods that fit your life.
02
Pre-approval
Your lender reviews credit, income, and assets and issues a pre-approval letter stating what you can borrow.
03
Search and tour
You tour homes that match your plan with honest assessments of value, condition, and future potential.
04
Make an offer
Michael prepares the offer with market data, negotiates on your behalf, and keeps you updated on every counter.
05
Under contract
Earnest money is deposited, and the inspection, appraisal, and title work begin immediately.
06
Inspection and appraisal
A licensed inspector reviews the home, and the lender appraises its value. Issues found are negotiated or repaired.
07
Closing
You review and sign the final documents, funds are transferred, and the deed is recorded. The keys are yours.
How long does it take?
A typical Florida purchase closes in 30 to 45 days after the offer is accepted, though the search phase can take weeks or months depending on the market and your needs. Cash deals can close faster. Michael keeps you updated on every step, even the little things, so there are no surprises.
What do you need at each stage?
For pre-approval: two years of tax returns, recent pay stubs, bank statements, and identification. For the offer: a pre-approval letter and earnest money, typically 1 to 2 percent of the price in Florida. For closing: identification, proof of homeowners insurance, and certified funds for your down payment and closing costs.
