Moving from Arkansas to Florida: The Honest Guide

By Michael “Wiz” Wisniewski, The Wizard of Real Estate and The Life Transition Specialist, with The Complete Real Estate Team powered by Dalton Wade Real Estate. Licensed in Florida, DRE #3301665.

The Indian River Lagoon at sunrise, a weathered wooden dock over calm glassy water, mangrove shoreline, pink and gold clouds, and an egret wading in the shallows.

Here is the honest headline: Arkansas is genuinely cheaper than Florida, and I will not pretend otherwise. The income tax, topped at 3.7% for tax year 2026, disappears. Property taxes, among the lowest in the nation in Arkansas, go up. Home prices run meaningfully higher here. What the move really buys is the coast: the Atlantic, the Intracoastal, and the Indian River Lagoon, winter highs in the mid-70s, and a pace worth considering on its own terms. This is a lifestyle move more than a money move, and the guide below tells you exactly what it costs.

Why Arkansans keep landing in Florida

Arkansas families come to my strategy calls with a familiar starting point: they already know heat and humidity, and they already know how to handle a long summer. What they have not had is the ocean, and that is the honest pull, water, coast, and a life that runs outdoors twelve months a year instead of nine.

The numbers confirm the flow. The U.S. Census Bureau, compiled by USAFacts, counted about 56,800 Arkansans leaving the state in 2024, and Florida ranked among the top three destinations alongside Texas and Missouri. The state loses residents every year, and Florida keeps winning a large share of them.

The honest drivers: the coast and milder winters, family already on the Florida coast, jobs in the corridor from West Palm through Fort Lauderdale to Miami, and the simple fact that Florida has no state income tax at all against Arkansas’s top rate of 3.7%. The part of the move no headline captures is the one this guide exists for: what changes day to day, what costs more, and what the first year honestly feels like.

Climate and lifestyle: the honest contrast

Arkansas and Florida share hot, humid summers, which makes this one of the gentler climate comparisons in the whole series. The real difference is winter and water. Arkansas freezes; the Treasure Coast and South Florida essentially do not. Winter highs on the Florida coast sit in the mid-70s, the freeze line stays north, and the outdoor life runs twelve months a year instead of nine.

The lifestyle change is about the ocean as much as the weather. Arkansas is landlocked, with the Ozarks and the Delta as its geography; Florida is a peninsula wrapped in water, with the Atlantic, the Intracoastal, and the Indian River Lagoon all within reach. The pace shifts too: the Treasure Coast counties, Indian River, St. Lucie, and Martin, run slow and steady, while the Gold Coast from West Palm to Miami has more energy and more urban corridor. Know which one you want before you sign anything, because they are genuinely different places.

The distance, and the logistics of getting here

The geography is friendlier than for most northern states in this series. Nonstop flights from Little Rock reach Miami in about two and a half hours (posted schedules via Prokerala and FlightConnections), covering roughly 945 air miles. By road, Little Rock to Miami runs about 1,180 miles, roughly 17 hours of driving (TravelMath and Trippy), a long two-day trip with one overnight stop. For eastern Arkansans the Panhandle is closer still: Memphis to the Florida line is about two and a half hours, so weekend visits are genuinely easy.

The paperwork side is the same list for every state: Florida driver’s license and vehicle registration, insurance rewrites, utility start dates, school enrollment, mail forwarding, and the address changes you always forget (passport, payroll, banks, investments). The Moving to Florida Checklist walks through all of it step by step, and families tell me printing it is the single most useful thing they did. Start there, and use the Relocation Hub as your map for the whole process.

One Arkansas-specific note: your car insurance changes the minute you register in Florida, and so does your homeowners coverage, with wind and flood in the mix. Shop those quotes in the same week you shop houses, because they belong in the same budget meeting.

The money: taxes and cost of living, side by side

This section is where Arkansas differs from every northern state guide, and I want to be exact about it. Every figure below carries a named source and an as-of date, and the honest bottom line: the tax story is modest, the housing gap is the real one, and the lifestyle story is what carries the move. Your real numbers come from your income, your home sale, and your county, and that is exactly what a strategy call is for.

What the tax math actually looks like

Take a typical relocating family: both partners working, a home in Little Rock or Bentonville or Fayetteville, and a plan to buy in St. Lucie or Martin County. Their Arkansas income tax, topped at 3.7% for tax year 2026 (Thomson Reuters), disappears entirely, worth roughly $3,700 to $5,500 a year to a household earning $100,000 to $150,000. The property side runs the other way: Arkansas’s effective rate near 0.52% is one reason the state keeps taxes low, and Florida’s roughly 0.71% to 0.96% means a few thousand more a year on a typical home, softened by the Homestead Exemption, up to $50,000 of assessed value, and the Save Our Homes cap near 3%. Sales tax in Florida, about 6.5% to 7%, is lower than the combined rates past 10% that parts of Arkansas carry.

Line those up and the honest total is roughly a wash to a modest gain, on the order of a few thousand dollars a year, before counting the real prizes: the coast, the climate, and the lifestyle. I will not sell you a tax windfall that is not there. What I will show you, honestly, is what this particular move is worth to your family, and whether the numbers support it. For the full breakdown, including estates, Social Security, and pensions, read the Florida Tax Guide for New Residents.

What your home-buying dollar buys here

Arkansas’s statewide median of about $284,000 (Redfin, 2026) is genuinely below Florida’s county range of about $367,000 to $682,000, and honesty requires me to say so plainly. But most Arkansas families arrive with real equity from a sale, and the money works market for market.

In practice: at $400,000 to $500,000, Port St. Lucie and Fort Pierce offer 3 and 4 bedroom single-family homes, many with pools, and Vero Beach’s mainland side offers roomy family homes a fraction of the island’s beachfront prices. At $550,000 to $700,000, options widen to newer construction in St. Lucie and Martin Counties, waterfront townhomes along the Intracoastal, and the newer communities of Palm City and Tradition. At $700,000 and up, the Gold Coast opens up: gated communities in Wellington, townhomes and condos in Boca Raton and Delray Beach, and canal homes with deep-water access from Jupiter down through Fort Lauderdale.

The buying process for an out-of-state buyer is well-worn now: pre-approval from a lender who writes Florida loans, video tours and live walkthroughs, a local inspection, and even remote closings. The Buying from Out of State guide under the Relocation Hub walks through each step, and the calculators below let you build the true monthly number before you ever book a flight.

The honest Florida surprises

Arkansas already knows hot summers and severe weather, so the surprises here are about specific numbers rather than weather concepts, and I would rather put them in writing than have you discover them at closing.

  • Insurance is the biggest number nobody budgets. Florida’s average annual homeowners premium runs about $3,800 to $3,900 including wind (Florida OIR / Insurance Information Institute, 2025-2026 data), and some national estimates run considerably higher, near $8,000 a year. Flood insurance is separate when the map says so. We get real quotes for the exact home before any offer, and we check the flood map on the first call, not the last.
  • The summer is longer and the AC runs harder. Expect the hot, humid season to stretch about May through October, and buy a home with a heat pump or efficient AC, because it will run months that would already be cooling season in Arkansas, plus more. Afternoon thunderstorms are a daily rhythm in summer, and hurricane season, June 1 to November 30, replaces tornado season as the planning habit that matters: insurance, shutters or impact glass, and a real evacuation plan.
  • The pace is slower here, and that is the point. Southeast Florida runs on its own rhythm: the Treasure Coast is deliberately quiet, the Gold Coast is busier, and neither feels like Little Rock or Fayetteville. Know yourself before you move, and pick the pulse you want, from Stuart’s old-Florida riverfront to Delray’s walkable downtown.
  • The extras add up: HOA fees, CDD assessments, and sales tax on everything. Many Florida communities carry HOA dues and Community Development District assessments on top of the mortgage, and clothing is taxed at about 6.5% to 7%. None of these are deal-breakers, but they belong in the monthly number, and they always make it into ours.

The goal is not to talk you out of anything. It is so that the Florida you arrive in is the Florida you expected, and the first year is a celebration instead of a series of surprises.

“The families who do best in this move run the real numbers on taxes, insurance, and the true monthly cost before they ever book movers. The ones who struggle were sold a postcard instead of a plan.”

Michael “Wiz” Wisniewski

The questions Arkansas families ask me most

Honest, specific answers to the questions I hear on every strategy call with Arkansas families. Same facts, same plain talk, no sales script.

01 Is moving from Arkansas to Florida actually a tax win?

Honestly, a modest one, and nothing like the New York or New Jersey move. Arkansas's top income tax rate of 3.7% for tax year 2026 (Thomson Reuters) disappears entirely, worth roughly $3,700 to $5,500 a year to a household earning $100,000 to $150,000. The property side runs the other way: Arkansas's effective rate near 0.52% is among the lowest in the country, while Florida's roughly 0.71% to 0.96%, softened by the Homestead Exemption and the Save Our Homes cap, works out to about $1,500 to $2,500 more a year on a typical home. Sales tax in Florida, about 6.5% to 7%, is lower than the combined rates past 10% that parts of Arkansas carry. Net, most families come out modestly ahead on tax, and the real gains are coast, climate, and pace, not a windfall.

02 Arkansas home prices are genuinely lower. How do we make the math work?

I will not pretend the housing gap does not exist. Arkansas's median of about $284,000 (Redfin, 2026) is below Florida's county range of roughly $367,000 to $682,000, and that is the single biggest honest difference in this whole guide. Most Arkansas families arrive with real equity from a sale, and the money works market for market: at $400,000 to $500,000, Port St. Lucie and Fort Pierce offer 3 and 4 bedroom single-family homes, many with pools; at $550,000 to $700,000, the Treasure Coast opens up to newer construction, waterfront townhomes, and Vero Beach mainland family homes; and Palm Beach County communities like Wellington and Palm City enter at the top of that range. The goal is the honest monthly number for the exact town, and we build it together before you ever book movers.

03 We already know hot, humid summers. What does Florida actually give us?

The honest answer: the coast. Arkansas has the heat without the ocean, and it sits in tornado alley, where severe weather season is a real part of life. Florida trades that for hurricane season, June 1 to November 30, which is a planning habit here: insurance, shutters or impact glass, and a real evacuation plan. In exchange you get the Atlantic, the Intracoastal, and the Indian River Lagoon, winter highs in the mid-70s with no freeze line, and an outdoor life that runs twelve months a year. Arkansans who already handle humidity find the climate familiar, which makes this one of the gentler transitions in the series.

04 What does my budget buy in Florida vs Arkansas?

Arkansas's median of about $284,000 (Redfin, 2026) is genuinely below Florida's county range of roughly $367,000 to $682,000, and honesty requires me to say so plainly. But most Arkansas families arrive with real equity from a sale, and the money works market for market. At $400,000 to $500,000, Port St. Lucie and Fort Pierce offer 3 and 4 bedroom single-family homes, many with pools, and Vero Beach's mainland side offers roomy family homes a fraction of the island's beachfront prices.
